Your son or daughter has their place at University and is preparing to fly the nest and embark on their first experience away from home. Canterbury is one of the largest student orientated cities in the UK and has lots to offer. It’s also one of the most historical and beautiful places in the world, so they’ve chosen wisely.
We recognise that for most students (and parents!) a move to University can be an unnerving experience. So, we pride ourselves in ensuring that we work with only trusted agents so each student and guarantor is treated as individual and have their own unique experience. We’re not corporate. We’re an independently run, student specialist company that focuses only on student accommodation. So, whether you have a specific question or simply want an informal chat about a property that your son or daughter is interested in, please feel free to contact us. Here’s some reasons to choose us
For your peace of mind
We have years of industry experience. We’re qualified. We’re passionate about student lettings.
We’re not a corporate company, so your son or daughter (or you!) won’t be treated like a ‘number’. We don’t have targets – so we won’t rush you into making a decision or dupe you into signing a contract. Our only aim is to offer exceptional accommodation with a service to remember.
Qualification & Affiliation
We work only with members of the Association of Residential Letting Agents (ARLA), now known as Propertymark and part of the Property Redress Scheme (PRS). This means that our agents adhere to very strict guidelines and operate in a way that is recognised throughout our industry as fair, transparent and most importantly – complies with regulation. We also only work with agents that have Client Money Protection (CMP), which means that your money is in safe hands. Yes, there are some rouge Letting Agents and Landlords out there – but you can be assured we’re not one of them!
All of our properties have been renovated in the last few years. All have new boilers that are gas checked by an engineer, every year. We manage all of our properties, too – so you’ll always deal with us if there’s a problem.
Easy Maintenance Reporting
Reporting issues with the property is quick & easy. Students can log on to check the status for the job and see where things are at
We use joint and several tenancy agreements, which means that all of the tenants are responsible for all of the rent. But, as a guarantor – you’re only responsible for your son or daughter. We have draft versions of all documentation that can be downloaded from this website.
Rent is usually paid monthly, but we can make other arrangements if necessary. Unless the students have explicitly agreed to use our bills package, the rent will exclude all utilities (apart from the broadband, which is included). Full time students are exempt from Council Tax.
