Student rent in Canterbury for a room in a shared student house listed on RoomSurfer is £550 to £615 per person per month for 2027/28. That works out at about £127 to £142 a week, and every one of those prices includes your bills.
Here is what that money covers, what you pay up front and how summer rent works, so your group can budget before you book a viewing.
What student houses in Canterbury cost per month
Of the 44 houses listed right now, 27 are £565 per person a month (about £130 a week) and 13 are £585 (£135 a week). The other four range from £550 to £615. Rent is the same for every room in a house, so nobody argues about who gets the big bedroom.
What “bills included” covers
Every house listed on RoomSurfer is bills inclusive. The letting agent’s rent covers gas, electricity, water, sewerage, your TV licence, internet and tenants’ contents insurance, so there are no accounts to set up and no bills to split.
That matters because energy is the bill that catches students out. Our guide to the average UK energy bill shows how much it can add up to.
Money you pay up front
- Reservation payment: to hold a house, each person pays about one week’s rent, up to £125. It is non-refundable, but it goes towards your first month’s rent.
- Deposit: the houses listed now ask for £250 per person. It is held in a government-backed deposit scheme and returned at the end of your tenancy, as long as the house is left in the same condition.
- Guarantor: you will usually need a student guarantor, someone who lives and works in the UK and agrees to cover your share of the rent if you can’t.
How summer rent works
Tenancies on the houses listed here run for 12 months from 1 July 2027. For most houses the letting agent charges half rent for July and August, and you move in from the first Monday in September. You can usually move your belongings in over the summer.
So at £565 a month, a year with half rent in July and August is 10 months at £565 plus 2 months at £282.50: £6,215 for the year, bills included. Check the exact terms for your house with the letting agent before you sign.
Student houses vs university halls
University halls are priced per week by room type and usually run on contracts shorter than a year, so compare like with like. The University of Kent accommodation pages list current halls prices. A shared house gives you a full year with your friends, your own front door and a bigger shared space for the same kind of weekly budget.
